In general, the documentation you will need includes:
Check for application fee
Credit Report fee
Property Information (if you already have a contract on a property)
Purchase Agreement (including all Addendums and Counter Offers - if applicable)
Copy of legal description and MLS sheet
Certified copy of Escrow Instructions and Estimated Closing Statement (HUD-1) for subject property
If you are selling your current home, copy of listing contract.
If you sold your current home, copy of Settlement Statement (Also known as HUD-1).
Income & Assets
Paycheck stubs for the last 30 days.
For the past two years:
Names and addresses of each employer.
W-2s
Explanation letter [Signed] for any employment gaps
Supporting documentation for any employment gaps (such as; attending school, continuing education, etc.)
Last 3-Month’s Bank Statements on all accounts; all pages including the last page with is usually blank or may contain a check reconciliation section (i.e. Checking, Savings, IRA, 401K, etc.)
Estimated value of personal property and furniture.
If you have made any large deposits to your accounts:
Explanation and source for deposit.
Proof of source of funds (if other than bank account)
If large deposit is a gift:
Signed gift letter from donor (lender can supply form).
Copy of gift check.
Donor's source of funds for gift (copy of their bank statement showing that they had the funds to give)
Copy of deposit receipt (or your bank statement where you deposited the funds)
If you own more than 25% of a business:
Corporate or partnership tax returns.
If self-employed:
Federal Tax returns for the last three years (including all schedules).
Year-to-Date Profit and Loss Statement prepared by an accountant. (A business license may also be required in some circumstances).
If you own rental property:
Tax returns for the last two years (including all schedules).
Current rental agreements.
If you are retired:
Pension Award Letter.
If you receive Social Security:
Social Security Award Letter.
If you are counting child support as income:
Copy of divorce settlement.
Copy of twelve months of canceled child support checks.
Debts
Names, addresses, account numbers, balances and monthly payments on all current loans.
Letter of Explanations for derogatory credit items, including:
Late payments, credit inquiries in the last 90 days, charge-off's, collections, judgments and/or liens.
Bankruptcy filed within last seven years (a copy of your bankruptcy papers).
Supporting documentation regarding any derogatory credit (such as copies of canceled checks for paid accounts, or letters from creditors agreeing to settle for less than the amount owed on an account, etc.)
VA Loans
Copy of DD Form 214, Report of Separation.
Miscellaneous
Copy of Driver License (or Photo ID)
Copy of Social Security Card
Residence addresses for the past two years
(If applicable) A copy of your divorce decree
If you are a Permanent U.S. Resident (not a citizen); a copy of the front and back of your green card.
