If asked by our professionals if your home is under construction for home improvements, and we are told "No", when in fact it is, Aiello & Associates shall not to be held liable for any loss of mortgage payments while the loan is still in the funding process. A new mortgage loan will not fund, unless the appraiser verifies that all of the work being done at the time of the appraisal is final and complete.
An approval from a Lending Institution does not guarantee that a loan will fund. In some situations, an underwriter may find that a mortgage not reporting on a credit report at the beginning of the loan process is now on the credit report; this can affect the overall DTI (Debt-to-Income Ratio) percentage and cause the loan to be immediately denied.
It is advised that any homeowner involved in the refinance process with Aiello & Associates, to continue to make payments on all of their existing mortgages and other obligations until the new loan is funded.
